Why does my toilet not flush properly?

High Point North Condominiums’ original toilets were American Standard toilets with a 3 ½+ gallon flush per cycle. Although they are now 32 + years old, all of the parts are still available through a plumbing distributor, but not necessarily through the local home improvement store. Due to the age of these original American Standard Toilets, when making repairs all parts should be replaced with American Standard Toilet parts.

Therefore, one possible explanation to flushing problems might be the fact that parts were replaced at some time but they were not the proper ones (American Standard).

Another common complaint: We purchased a new toilet and each flush only allows 1 ½ gallons of water to be used. ( the original toilet used 3 ½ + gallons per flush)

Due to the age of our high rise building, many factors effect the waste lines and the drainage system in our building, not the least of which is the amount of water used per flush to empty the toilet of waste. Clearly the extra amount of water in the original toilets (3 ½ + gallons per flush) helped to clear the lines. Unfortunately, the newer, low-volume flush tanks (mandated by the government) do not inject enough water into the waste lines to always be effective.

If we invite guests over to use the beach or pool, where should they park ?
Your invited guests may park in the HPN parking lot for the purpose of visiting you in your Condo or at the pool or beach. During the summer season they will have to register with the guard at the gate house and obtain a day pass.
Why does my Air Conditioner leak?
To save money we purchased a window unit and they do not come with a evaporator/slinger system built in.
We purchased a new through the wall Air Conditioner and it still leaks badly.

High Point North Condominiums’ original Air Conditioners were 9, 10 or 12 thousand BTU through the wall Air Conditioners with a built in slinger/evaporator system. These through the wall Air Conditioners are still available locally. The new A/C sleeves are 4" shorter in depth than the original sleeves. When Installed properly they will not drip and the condensation system will evaporate the water. On the hot days of summer and when we have humidity above 90 percent all A/C ’s will drip until the A/C’s clear the humidity from your unit. With the doors and windows open this will add humidity to your unit, once closed it will take on average, over 24 hours to remove all humidity from your unit. All air conditioners on the average will only change the room temperature by 15 degrees. If not leveled properly the through the wall Air Conditioners will also leak. The statement by your service technician that, all through the wall Air Conditioners continuously leak is not true, but there is a reason as listed above if they are leaking.

When our pool is closed, can we use High Point Souths pool?

No, High Point South is a totally different Condominium not associated with High Point North.

If I am renting a unit with an assigned parking spot, can I park in that space?
Yes, that spot is for the current tennants of that unit.
Can we take the lounge chairs on the deck to the beach?

NO!!!, the chairs must remain on the deck. Do not bring them to beach.
