Board Meeting Decisions
At the regularly scheduled Board meeting on Saturday, February 2nd, the HPN Board of Directors discussed at length HPN's current and anticipated Financial Position. Based on the final FY2012 numbers, which became available in January, the Board voted to approve the following projects:
Elevator Tower Repairs
Initially, the damage done to the Elevator Tower by Hurricane Sandy was expected to cost approximately $35-40,000 to repair. As it turned out, there were asbestos issues, and both the Tower windows and all of the structure around them had to be replaced. Although we are waiting for some additional information from the City Engineering Office about replacement windows, it appears that the total cost of the Tower repair will be in the $70-75,000 range.
Main Water Pumps/Water Boost System
While the pumps supplying water to the entire building have been repaired/overhauled over the years, the entire system is basically the same age as the building - 42 years old. We've know for some time that the system would eventually have to be replaced and that time appears to be now. We will update you on progress as the water will be cloudy for a while after the existing system is replaced.
During recent storms it was determined that certain areas of the South wall need repairing including caulking and dryvit.
All of these repairs - Elevator Tower, Water Boost System and South Wall - will be funded through our existing accounts. There will be no special assessment needed.
Lobby Renovation
Many owners have told the Board that they really liked the "new" owner bathroom on the Mezzanine level which resulted from the renovation of an old, unused bathroom. In particular, everyone seems to like the new look that features attractive tile and decorator accents, as well as a full complement of new fixtures.
Based on that feedback, and in our never-ending efforts to improve the common areas throughout the building, the Board approved a complete renovation of the Lobby. All of the current floor tile will be removed and replaced with tile very similar to that used in the new bath. The walls will be repainted in a new, two tone scheme separated by a new chair rail and new trim. A new, modern desk will be permanately placed near the elevators to accomodate summer parking registration staff, and a new, flat screen TV will be wall mounted near the desk and serve as a general information display. Lighting will be replaced and new, HPN Logo carpets will
be installed.
Most importantly, this entire project will be funded through the parking registration and Coldwell-Banker fees administered by the HPN Ways & Means Committee
