2013 Summer Season update; Elevator Tower repairs, Pool and Deck status, Lobby and Energy Upgrade

The 2013 Memorial Day Weekend is nealy over and the weather is finally starting to moderate. Although the rains ended and it's been sunny for 2 days, the winds have been high. Nevertheless, the HPN parking lot was filled with more than 100 cars Saturday night.
It's now 6:30 on Sunday night and the winds are finally dying down, making the 70 degree air temperature a little more agreeable. Weather for tomorrow, Memorial Day, is supposed to be much, much better.
Elevator Tower Upgrade Ocean City finally decided what kind of "storm resistant" windows and frames were needed to complete the Elevator Tower repairs. All States installed the new window assemblies which include heavier glass and frames last week, and is putting the finishing touches on the trim, caulk and paint. Entire project should be completed by Friday.
Elevator #3 Down for several weeks. Elevator #3, the single cab on the south end, did not pass inspection several weeks ago. A new steel cable was purchased and installed, however new issues surfaced with the emergency braking mechanism. Parts are back ordered and it is hoped that they can be installed & inspected withing the next few weeks. We regret the inconvenience.
Pool and Deck Status
The pool is OPEN (although it's probably too cold for everyone but the kids)! As a result of the popularity of temporarily increasing the table/chair sets on the north end of the deck from 4 sets to 6 sets during last September's owners party, the BOD decided to make the installation permanent and ordered 2 additional table/chair sets. 2 table/chair sets remain in the pool area. A number of chaise lounges were recovered over the winter.
Lobby Upgrade
The Lobby upgrade, which included new tile and paint, new Guest Registration desk, and new information monitor are in place and look great. HPN Logo rugs are now in place in a few weeks.
Energy Upgrade
DelMarVA Power approached HPN several months ago about participation in a new "green" program whereby all incandescent lighting in the building common areas will be replaced by new, LED (Light Emitting Diode) lighting. 75% of the cost of the upgrade is covered by various local and federal rebate programs, and the remaining cost will be covered through savings to our energy bill. Within 12 months, we expect to be saving as much as $1,000 per month on our Electrical bill due to the low cost of operating LED lights.
