ATTENTION ALL OWNERS: Hotwater Replacement Deal

Reference: Bulk Hot water heater replacement

This past season I have had to deal with three hot water heaters failing causing water damage to not only the unit where the heater broke but also surrounding units. I have reached out to several contractors for a bulk replacement and Fields Service Company came in with the lowest number to replace the 40 gallon water heater with a new one with a 6 year warranty and to also replace the pan under the heater. If I can get 10 or more owners to sign up to have this work done, the cost will be $642.00 each installation.

Option two: If I can not get 10, Atlantic Plumbing is offering a replacement as well at a flat rate of $695.00 with an option to replace the pressure reducing valve for an additional $190.00.

RESCHEDULED: Fire Alarm Testing on December 20th

Fire Alarm Testing rescheduled for December 20th

As required by the Town of Ocean City, I have scheduled the annual test of the building's Fire Alarm and evacuation systems to be conducted on Friday, December 20th. Alarms will be sounding throughout the day and we will we will be going into every unit and testing the heat and smoke detectors as well. If our staff does not have access to your unit please make necessary arrangements for Fire Pro and our staff to have access on this date.

The work is complete, THANKS HPN Residents!

The water is back on, the work is complete. Thanks to all the owners and guest for their cooperation and a special thanks to those mezzanine unit owners who allowed our "live in residents" to use their unit during the outage.

WHEN: Tuesday, October 29th, Around 12PM

This repair is not as extensive as the one we did over the past few days. This is a small leak that occurred due to the movement of the pipes. The outage should only take a few hours.

NOTE: This outage again does not affect the Mezzanine level.

UPDATE: THE WATER IS BACK ON TO THE ENTIRE BUILDING!

The repairs have been completed.

Discoloration may be visible in the water for a short time.

Please run your water in the tub, cold only, for approximately 10 minutes to remove any discoloration or debris upon your arrival.

UPDATE: THE WATER IS STILL SHUT OFF TO THE ENTIRE BUILDING

The repairs today did not go well. Another section of the piping blew apart when booster pressure was added. Again the parts have to be special ordered overnight. When the parts arrive, Atlantic Plumbing will be on site to do the repairs and we hope to have water fully restored by late Saturday.

NOTE: Water is still available the Mezzanine level

UPDATE: THE WATER IS SHUT OFF TO THE ENTIRE BUILDING

Except the Mezzanine level.

One of the pipes used in the repair had a hairline crack in it. The size of the pipe is special order and will not be on site until tomorrow afternoon. At that time Atlantic Plumbing will be on site to do the repairs and we hope to have water fully restored by late tomorrow. If you plan to come to the beach, please contact me for updated information prior to your trip tomorrow.

NOTICE: Water will be shut off October 22nd

ALL WATER WILL BE SHUT OFF TO THE ENTIRE BUILDING EXCEPT THE MEZZANINE LEVEL

WHEN: Tuesday, October 22nd at 9:00 AM

The water main supplying the upper floors of the building has developed a leak and must be repaired. This repair, if all goes well, will take about 2 days, possibly longer. After the shut off is complete, discoloration may be visible in the water for a short time. Please notify your family, guests and Rental Company of this scheduled work.
